The design leading idea for the building complex is the layering strategy. The proposed programmatic zoning and building design unfolds into multiple layers and thus form within the complex a gradual transition from communal and private use zones. Starting from the protected public space of the southern exterior surfaces and reaching the shielding north facade along the main traffic route “An der Lutter”, the individual programmatic areas of the complex layers themselves.

 

The first layer is formed by the public, use of collective outer space along the Rudolf-stitch path. The second layer form the housing units. Common areas and special uses penetrate this layer on the ground floor but also occasionally in the upper floors of neuralgic points of the circulation infrastructure. The building mass is organized through cuts and different materials and colours, giving accents to attractive indoor and outdoor areas, contributing to social life and collective cooperation of the building occupants. Pure circulation areas do not exist, rather they are the lifeline for the networking of the complex uses.
